A new principal building, or rebuilding one: a house, a commercial building, a replacement after damage.

Adding to, or structurally altering, an existing building.

A detached garage, barn or other outbuilding serving the main use of the lot.

Small accessory structures: a shed of 200 square feet or less, a deck, an uncovered porch, a gazebo.

An in-ground or above-ground swimming pool.

A larger home business, allowed only in the Business Corridor and only as a conditional use.

A home business permitted by right with a zoning permit. Required for outdoor equipment or storage, noise or odors, work in an accessory building, and in-person services such as counseling, hair styling or tutoring.

The township's occupancy permit under §903: issued by the Zoning Inspector on final inspection, before a building or premises is used.

A new business use, a change from one use to another, or a new owner or operator of a commercial property.

A permanent wall or ground sign, a change to one, or a temporary sign over 6 square feet.

Selling goods or services door to door, along roads or in public places.

Removing a detached garage or shed. Demolishing a house is permitted by Summit County, not the township.

A new wireless tower, or an antenna on an existing one.

A use the district lists as conditionally permitted. It is never allowed by right, and is decided at a public hearing.

Relief from a dimensional requirement (an area variance) or from the list of permitted uses (a use variance).

Asking the Board of Zoning Appeals to reverse or modify a decision of the Zoning Inspector, such as the refusal of a permit.

Written notice to the Zoning Inspector at least 7 days before a garage or yard sale. No certificate or fee (§515).
